Every home let in England normally needs a valid Energy Performance Certificate. The rating runs from A, the most efficient, to G.
A property rated F or G generally cannot be let unless the landlord has registered an exemption, so it is worth knowing before you view.
What the rating means for a renter
- A to C
- Efficient. Lower running costs for the same home and the same weather.
- D to E
- Typical for the English housing stock. Lettable, but heating bills add up.
- F to G
- Below the minimum energy efficiency standard that normally applies to privately rented homes in England. A landlord can register an exemption, so ask which applies.
An EPC is valid for ten years from the date it was lodged. If no certificate is identified for an address, it means none was found on the register we check — not that one has never existed.
