What we check
- Energy performance
- Current and potential EPC rating, floor area, certificate date and whether it is still valid.
- Property details
- Property type, built form, habitable rooms and construction period as recorded by the energy assessor.
- Flood-risk designation
- Whether the property location sits in an Environment Agency flood zone.
- Planning designations
- Conservation area, listed status, Article 4 direction and Green Belt.
- Recorded sale history
- Sales recorded for the address by HM Land Registry since 1995.
Where a check cannot be completed we say so. We never report a failed lookup as a clean result.
