Landlord and letting agent check

Look up the company named on your tenancy agreement. This tells you the company exists, what it has filed and whether its filings are up to date. Facts, not a rating.

Use the name exactly as it appears on the tenancy agreement or the agent’s website.

Search the Companies House register for the company named on your tenancy agreement. You will see its status, when it was incorporated, its registered office and whether its statutory filings are up to date.

Being on the register says nothing about the quality of a landlord or agent. It tells you the company exists, is who it says it is, and is keeping up with its filings.

What else is worth asking

  • Which redress scheme the agent belongs to. Letting agents in England must belong to one, and must display which.
  • Whether the agent holds client money protection, and with which scheme.
  • Which deposit protection scheme your deposit will be registered with, and when you will get the prescribed information.
  • Whether the property needs a licence from the council, and whether it has one.
  • Whether the person showing you round is the landlord, an employee or a subcontractor.

We do not publish landlord ratings, reviews or scores. A company register can tell you who somebody is; it cannot tell you what they are like to rent from.
