Rent split calculator
A fair split usually charges part of the rent by bedroom size and splits the rest equally. On £2,400 a month with rooms of 16, 12 and 10 m², that’s £905.26, £778.95 and £715.79. Add your rooms, en suites and couples below, and adjust the split until the house agrees.

Change how it’s split
The other 50% is shared space, split equally per person.
Enter the total rent, then add each bedroom to see what each one pays.
Sizes are optional. Without them, each bedroom pays the same, and a couple pays a little more for the shared space they use.
How the split works
- Bedrooms. Half the rent, by default, pays for private space. It’s split by each bedroom’s floor area, with an en suite counting 15% more.
- Shared space. The other half pays for the kitchen, living room and shared bathroom. It’s split equally per person, so a couple pays two shares.
- Rounding. The amounts always add up to the full rent, to the penny.
None of this is a rule: the fair split is the one everyone agrees to. Write it down, with how bills are shared, before anyone moves in.
Questions about splitting rent
How do you split rent fairly between housemates?
A common way is to split half the rent by bedroom size and the other half equally, because everyone uses the kitchen, bathroom and living room the same. On £2,400 with rooms of 16, 12 and 10 m², that gives £905.26, £778.95 and £715.79, instead of £800 each.
How much more should an en suite cost?
There’s no set figure; it’s whatever the house agrees. This calculator adds 15% to an en suite room’s weight by default, on the bedroom part of the rent only. Change it under “Change how it’s split”.
Should a couple pay more?
Many houses agree a couple should pay more than one person in the same room, because two people use the shared space. Here a couple’s room pays two shares of the shared part of the rent, and one share of the bedroom part.
Do I need room sizes?
No. Without them every bedroom is treated as the same size. Sizes only count if every room has one: a tape measure and length × width in metres is enough.
Does the landlord care how we split the rent?
On a joint tenancy, usually not: you’re all responsible for the whole rent, including a housemate’s share if they don’t pay. On individual tenancies, each person’s rent is set in their own agreement, so there’s nothing to split.
What about bills?
Bills are usually split equally per person, since they follow how many people live there rather than room size. Agree it in writing at the start, with whose name each account is in.
