Zoopla and Rightmove rent estimates: how to tell if a rent is fair

Looking at a listing and wondering whether the rent is right? A portal’s estimate is a model’s guess about one home, built mostly from sale prices. To judge a rent, compare it with the area average and with similar homes being advertised now.

Plain EnglishThe words on this page, explained
Property portal
A website that shows adverts for homes from lots of different agents, such as Rightmove or Zoopla. A portal does not let homes itself, does not show you round, and never holds your money. Think of it as a shop window.
Automated estimate
A figure worked out by a computer model from records such as recent sales and nearby homes, without anyone visiting the property. It is a guess, and the portals say so.
Area average rent
What private tenants across a council area pay on average, from the Office for National Statistics. It includes people who moved in years ago, so it is usually lower than rents advertised today.
Asking rent
The rent a landlord or agent is advertising a home for now. Comparing it with the asking rents of similar homes nearby is the best guide to whether it is fair.
Bidding ban
Since 1 May 2026, a landlord or agent in England must advertise one rent and cannot accept or encourage offers above it.

What is Zoopla’s rent estimate?

An automated figure. Zoopla’s estimates come from a valuation model run by Hometrack, using recent sales records and similar homes nearby, and each comes with a confidence rating that drops where there are few similar homes or the data is older. A rental estimate sits beside the sale estimate in My Home, which needs you to sign in. Zoopla says its estimates are not a substitute for a valuation by an agent.

Nobody has inspected the home to produce it. A refitted flat and a tired one on the same street can get similar estimates and let for very different rents.

Does Rightmove give a rent estimate?

Not that its help centre describes. The Rightmove estimate is a market value for a property you track, built by machine learning from sold prices, survey data and homes for sale nearby, and Rightmove says its accuracy varies by area and by property. It is a sale value, not a guide to what a tenant should pay.

Can I use an estimate to tell whether a rent is fair?

Only as a rough starting point. An estimate answers what a model thinks one home is worth. A fair rent is about what similar homes are letting for now, near it, at a similar size and condition. Two figures do that job better: the area average, and the rents being asked for similar homes nearby.

The area average
What private tenants across the council pay on average, including people who moved in years ago, from the Office for National Statistics. It is the fairest picture of a whole area, and it moves slowly.
Asking rents nearby
What landlords are advertising homes with the same number of bedrooms for now, starting with the nearest. It is what you are really competing with, and it is usually higher than the average.

What is the average rent near me?

Use the tool below with any postcode in England for the council’s average private rent, by number of bedrooms. The average private rent in England is £1,466 a month (Office for National Statistics, September 2026), +4.0% on a year earlier. The average includes tenants who moved in years ago, so a home advertised today usually asks more.

How do I compare a listing with similar homes?

Search the same portals the other way round. Filter to the same number of bedrooms within a short distance of the home, and look at what is being asked now rather than last year. Then adjust for the things that change the real cost.

  • Floor area: two bedrooms can mean 50 or 90 square metres.
  • Energy rating: an E-rated home can cost far more to heat than a C.
  • Whether bills, furniture or parking are included.
  • Condition and when the kitchen and bathroom were last done.
  • Council tax band, which varies between similar homes on the same street.
  • How long the listing has been up: a home still advertised after weeks may be overpriced.

What if the rent looks too high?

You can offer less. Since 1 May 2026 a landlord cannot accept offers above the advertised rent, but nothing stops you offering below it, especially with evidence of similar homes asking less. Show the comparisons rather than saying the rent feels high.

Can you negotiate rent? covers how to make the case. GOV.UK explains the ban on bidding above the advertised rent.

What if the rent looks too low?

Look harder before you pay anything. A rent well below similar homes nearby is one of the most common signs of a rental scam, especially with a landlord who cannot show you round. There can be honest reasons, such as a landlord who wants a long, steady let, but find out which before money changes hands.

The report compares the asking rent with similar homes advertised nearby, not with a model’s estimate. The free check covers the energy rating, flood zone, crime nearby, conservation area and listed building status, and the sale history. Complete RenterCheck adds the rent comparison, the monthly running costs, licensing, and whether a company or a private individual owns it, and checks your tenancy agreement against the records.
