Letting agents and referencing companies apply an income threshold before they will accept an application. Enter the rent to see what most of them will ask for.

If you fall short

  • A guarantor. Usually someone earning around 36 times the monthly rent, who becomes liable if you do not pay.
  • Joint tenants. Incomes are normally combined and measured against the same threshold.
  • Rent in advance. Sometimes offered as an alternative. Six months in advance is a large sum to hand over, so check how it is protected and what happens if you leave early.

These multiples are market convention rather than law. Nothing obliges an agent to use them, and nothing entitles you to a tenancy if you meet them.
