Pro rata rent calculator
Rent for part of a month is a day’s rent times the days you’re paying for. On £1,200 a month, moving in on 15 October means 17 days: £670.68 on the yearly method, or £658.06 by calendar month. Enter your rent and dates to see both.

Landlords and agents use one of two methods. This shows both, so you can check what you’ve been asked to pay.
The two methods
- Yearly
- Monthly rent × 12 ÷ 365 gives a day’s rent, the same every day of the year. It’s a common method, and treats part months the same whichever month they fall in.
- Calendar month
- Monthly rent ÷ the days in that month. Simple, and a full month always costs exactly the rent, but a day in February costs about 11% more than a day in a 31-day month.
Neither is set by law. If you’re asked for an amount that matches neither, ask how it was worked out.
Questions about pro rata rent
How do you work out pro rata rent?
Work out a day’s rent, then multiply it by the days you’re paying for. A common way is to take the monthly rent × 12 ÷ 365 as a day’s rent. On £1,200 a month that is £39.45 a day, so 17 days from 15 to 31 October is £670.68.
Why do the two methods give different answers?
The calendar month method divides the rent by the days in that month, so a day costs more in a 28-day February than in a 31-day month. For the same 17 days in October it gives £658.06, against £670.68 on the yearly method. Over a year the two come out the same.
Which method does the law say to use?
Neither. No law in England sets how a part month must be worked out. Your tenancy agreement may say; if it doesn’t, agree the method with the landlord and ask them to show the sum.
Do I have to pay pro rata rent when I move in?
Only if the landlord wants the rent to fall due on a set day, such as the 1st. If your rent is due on the same date each month as the day you moved in, the first payment is simply a full month. Since 1 May 2026, a landlord can’t take rent before you sign and can ask for at most one month’s rent after signing.
Will I pay pro rata rent when I move out?
Usually not. When you give notice, it has to end the tenancy on a day your rent is due or the day before, unless a shorter period has been agreed, so your last payment covers a whole rent period. Part-month rent at the end comes up if you and the landlord agree a different end date.
Does this work for weekly rent?
This calculator is for rent paid monthly. For weekly rent, a day’s rent is the weekly rent ÷ 7, and there’s nothing to choose between.
