What you’re taking on
A guarantor usually agrees to cover the rent, and sometimes other costs, if the tenant doesn’t pay. How much, and for how long, is in the guarantor agreement. So the rent, the real cost of living there, and whether the tenancy itself is sound all matter to you as much as to the person renting.
What Complete RenterCheck shows you
- How the rent compares with similar homes advertised nearby
- The full monthly cost: rent, council tax, energy, water and broadband, and what would be left
- Whether the deposit and upfront payments are within the legal limits
- Who owns the home on HM Land Registry, and a company owner’s status on Companies House
- Whether the home needs a council licence, and whether it has one
- The tenancy agreement checked against the records: terms that cost money, limit how the home can be used, or come from old templates
- Ready-written questions to send the letting agent
The report is a private link with no account, so you and the person renting can both read it, and send the same questions to the agent. See an example report.
What it doesn’t do
RenterCheck doesn’t review guarantor agreements, and it gives information about tenancies in England, not legal advice. Read the guarantor agreement in full before you sign, and get advice from Citizens Advice or a solicitor if anything in it is unclear.
Questions guarantors ask
What does a guarantor agree to?
Usually to pay the rent, and sometimes other costs such as damage, if the tenant doesn’t. Exactly what, and for how long, is set by the guarantor agreement you sign, which is separate from the tenancy agreement. Read it in full before you sign, and get advice if anything is unclear.
How much does a guarantor need to earn?
There’s no legal minimum. Letting agents commonly look for a guarantor earning about 36 times the monthly rent a year, with a good credit history, and often living in the UK. It’s a convention, and agents set their own rules.
Does RenterCheck check the guarantor agreement?
No. Complete RenterCheck checks the property, the rent and the tenancy agreement for the home. It doesn’t review guarantor agreements, and it’s information, not legal advice.
Can the person renting and I both see the report?
Yes. A report is a private link with no account: whoever runs the check can send it to you, or you can run it yourself and send it to them.
